I strongly suspect that it does indeed mean 'correctly-priced'
Alternatively, I suppose one might interpret it as 'no offers' --- in other words, the time to sell won't be lengthened by all the to-ing and fro-ing of offers and counter-offers --- but this seems rather unlikely to me.
Surely the suggestion is that if the price is appropriate for the property and market, then it will sell within this average timescale; bargains may be snapped up quicker, and over-priced properties will take longer to sell.
