Erklärung:
This is twisting and expanding the text somewhat, I know, but I can't figure any other way to see the antecedent of "sa" except as Mary.

*Louise* was not in a position to "make a perpetual gift" of *her* community to Mary. Even if she was abbess (a bit more context would help, however).

The "communauté" *must* be the convent, which is dedicated to Mary.

And, I like Louise (Dupont)'s "vow" in this context, rather than gift.

An "oblation" can be any sort of offering (religious, in this case), but "l’oblation perpétuelle" is going to refer to Louise (the nun)'s vow.

Since she's apparently a modern woman, rather than a medieval one, she's probably not an "oblate," i.e., "a child dedicated by his or her parents to a monastic life and placed in a monastery to be trained."

I have always heard to "final vows" since there are usually more than one - poverty, chastity and obedience - in this case I believe the "sa" refers to the vows professed (owned by)by the community of sisters therefore "its vows". I might even change "solemn act" to "solemn ceremony"
