Source text - French Issu d'une famille aristocratique russe, Vladimir Nabokov reçoit une solide éducation; dès sept ans, il parle l'anglais et le français, aidé par ses gouvernantes étrangères et « le voisinage d'une bibliothèque de cent mille ouvrages ». Nabokov vit une enfance heureuse.
Son père est un homme politique libéral, élu à la première Douma russe puis ministre du gouvernement Kerensky après la chute du tsar.
La Révolution russe pousse la famille Nabokov à s'exiler à Berlin, où vit une importante communauté de Russes exilés.
L'assassinat de son père par des monarchistes russes, puis la montée du nazisme, poussent Nabokov (qui a épousé Véra Slonim, elle-même juive, et qui lui donne un fils, Dimitri) à quitter l'Allemagne en 1936 pour s'installer à Paris puis à Londres.
Les premières oeuvres de Nabokov sont toutes écrites en russe.
Lorsque l'URSS propose au jeune écrivain de revenir s'installer dans son pays, il refuse et préfère enseigner la littérature dans les grandes universités des États-Unis d'Amérique.
Dès 1941, à Londres, Nabokov écrit un roman qui marque le plus grand tournant de sa carrière d'écrivain : La vraie vie de Sebastian Knight.
Pour la première fois, Nabokov écrit un roman en anglais et non dans son russe natal.
Il part ensuite vivre aux USA où il enseignera à l'Université Cornell.

Descrizione: L’edificio si trova a ridosso della piazza centrale Svobody, in posizione strategica perché vicina ai maggiori edifici pubblici (municipio), alle strutture turistiche (terme e parchi) e facilmente accessibile dalla viabilità principale.
La ex-scuola ha le caratteristiche architettoniche di stampo neoclassico tipici degli edifici pubblici dell’ epoca; la distribuzione simmetrica e razionale degli spazi interni caratterizzati da ampi corridoi e grandi scale, permette l’insediamento di qualsiasi destinazione d’uso, alberghiera, commerciale, congressuale, direzionale . La contea Teplice, (129 000 abitanti) ha una lunga
storia di insediamenti dedicati ai servizi al commercio
e in parte anche alla piccola industria.
La regione è attualmente divisa in 34 comuni, di cui 8 hanno lo status di una città.
Il processo di trasformazione avviato nel 1991 ha inciso negativamente sullo sviluppo industriale del territorio. Numerosi stabilimenti tra quelli esistenti hanno cessato la propria attività. Un tasso di disoccupazione medio stimato negli ultimi anni attorno al 19,8% rappresenta una debolezza del territorio che la crescita turistica ha aiutato a migliorare con la rinascita nei servizi dedicati al benessere e all’accoglienza.

La vocazione turistica della location
Una delle città più antiche tra quelle europee e nello stesso tempo una delle stazioni termali più moderne è la città di Teplice che si trova nella conca tra le montagne Krušné hory e Èeské støedohoøí. Le sorgenti termali nella valle di Teplice erano già note circa duemila anni fa, come confermano i ritrovamenti archeologici delle monete romane nel Pravøídlo e anche le scoperte di monete e gioielli celtici all’inizio della nostra era nell’Obøí pramen vicino a Duchcov.
L´antica abitudine di ringraziare la forza curativa delle acque gettando delle monete od altri regali nella sorgente (abitudine già in uso all’epoca degli antichi Greci e Romani) è la conferma che le sorgenti di Teplice appartengono tra quelle europee da più tempo conosciute ed anche tra le più sfruttate. Le menzioni storiche del primo medioevo parlano dello stanziamento sul territorio del popolo slavo e della fondazione del monastero benedettino di San Giovanni Battista grazie ad un decreto della regina Giuditta.
Il XVI secolo rappresenta il periodo di iniziazione della città allo sviluppo della balneologia ed un importante periodo che vede la nascita della prima stazione termale vicino a Pravøídlo con la fonte di acqua calda primaria. Le visite illustri alla ricerca dei benefici effluvi delle acque termali, si susseguono in un crescendo culturale, sociale ed economico della città. Teplice passa attraverso uno boom economico e la trasforma da una sonnolenta cittadina in un centro riconosciuto e rinomato con un eccezionale clientela.
A partire dalla seconda metà del 18 ° secolo, la città Teplice e terme sono collegate ad una nuova famiglia nobile, il Clary - Aldringens, che acquisì la proprietà dopo l'assassinio di Vilem di Vchynice e di Albrecht Wallenstein. E 'stata questa nobile famiglia che ha decretato il salto di qualità determinate per lo sviluppo del centro termale e l'intera città, rendendo la stazione termale nota in tutto il mondo e famosa in tutta Europa. E’ in questo periodo che vengono costruiti nuovi centri termali, ampliati i parchi e la città si pregia di eccezionali visitatori e clienti, tra cui monarchi come lo zar Pietro I nell'autunno del 1712 e rinomati scienziati e filosofi come G.W. Leibnitz e altri.
Il periodo del Classicismo a partire dalla fine del XVII e soprattutto il XVIII secolo è stato un momento d'oro per Teplice. La città ha cambiato il suo volto dopo l'incendio del 1793, grazie alla popolarità che ormai la distingueva fu oggetto del massiccio sostegno da parte delle più importanti famiglie nobile e borghesi sia boeme che degli stati limitrofi.
E’ in questo periodo che viene ridefinita l’ancora attuale linea caratteristica del centro termale con la costruzione di nuovi edifici e determinandone il carattere distintivo che ancora oggi la caratterizza .
La nobiltà mitteleuropea l’aveva eletta come meta ideale per “ritorvarsi” ed “incontrarsi” al di fuori dei grandi palazzi delle principali capitali europee.

Teplice è stata visitata da monarchi come Gustavo IV, il Re di Svezia, l'Imperatrice Maria Louise, il Re di Prussia Frederick William III e Re Luigi, fratello di Napoleone.
Altre icone culturali hanno contribuito allo sviluppo della città.
Nel 1812, Goethe e Beethoven, si sono incontrati a Teplice per la prima volta. E 'stato qui a Teplice che Beethoven scrisse le sue leggendarie lettere all’amata immortale.
Entrambi i fratelli Humboldt, l’un biologo, e l'altro uno statista e importante personaggio di culturale, hanno soggiornato in città per lunghi periodi.
Teplice è stato anche un luogo di negoziati internazionali e la città ha mantenuto la sua fama come un centro europeo. La città ha ospitato la riunione nel 1860 tra l'imperatore Francesco Giuseppe e il re prussiano Guglielmo, l'imperatore di Germania per la firma dei trattati bilaterali.
La presenza di leader mondiali e le loro delegazioni hanno contribuito immensamente alla popolarità della spa, che ospitava già all’epoca numerose migliaia di visitatori annuali. L’afflusso dei villeggianti nazionali e stranieri ha portato notevoli vantaggi economici.
Nel 1895 la città si è ampliata comprendendo anche la zona di ŠANOV, caratterizzata da un ambiente tranquillo e naturale, ideale per rilassarsi. Rispetto ad altre città termali Teplice si è contraddistinta per la possibilità di usufruire delle terapie negli stabilimenti per tutta la durata dell’anno in modo continuativo.
Questo vantaggio associato alla considerevole gamma di trattamenti e terapie disponibili e alla lunga storia che l’ha vista meta prediletta di importanti personaggi della cultura e della politica, ha reso Teplice un meta ricca di appeal.
La zona di Dubi a pochi chilometri dalla città e parte del comprensorio di Teplice vede le sue origini come zona termale nel 1860, quando il proprietario della fabbrica Tschinkel costruì il primo edificio chiamato "Diana's Spa". I trattamenti erano basati e sull’acqua calda e fredda, con bagni di vapore e aghi di abete.
L’area ideale per passeggiate, ha visto ben presto la nascita di ristoranti e servizi per i clienti. Dopo pochi anni venne realizzato un nuovo stabilimento termale all’avanguardia per quel tempo con terapie Priessnitz, Hahn e metodi di Kneipp.
Nel periodo tra le due guerre mondiali la città presenta una straordinaria vita sociale e culturale. I numerosi eventi, servizi per turisti, divertimenti e la facile raggiungibilità da molte importanti città del centro Europa la rendono uno dei punti di riferimento nel panorama delle destinazioni termali e di villeggiatura. L’elevato standard di qualità raggiunto dai servizi termali viene ulteriormente migliorato ed ampliato con l’introduzione di nuovi e moderni trattamenti.
La storia recente vede la città rinascere dopo i grandi cambimenti politici dei primi anni ’90. Oggi si presenta al mercato europeo e internazionale con la consapevolezza di avere tutti gli strumenti, culturali e terrritoriali, per attirare nuovi clienti e consolidare il rapporto di fedeltà con i visitatori più affezionati.

Ex Scuola_Teplice czech rep. (progetto)
Premessa
L’obiettivo della proposta progettuale è quello di trasformare una ex-scuola in un edificio a destinazione ricettiva-congressuale, grazie anche all’aumento di volume, concesso in via preventiva, da realizzare nel cortile retrostante l’edificio storico oggetto di intervento.
Filosofia
La tipologia dell’edificio esistente ha suggerito le linee guida per l’intervento:
sulla facciata principale caratterizzata da elementi neoclassici di pregio architettonico, si è pensato di intervenire con un operazione di ristrutturazione, che metta in luce le caratteristiche principali, limitando al solo piano seminterrato un’ operazione più consistente per adeguarlo alle nuove esigenze funzionali (inserimento di un volume che diventerà l’ingresso principale).
Nella parte retrostante della ex-scuola, dove vi si prospetta la facciata più anonima priva di ogni interesse storico-architettonico, viene costruito il nuovo ampliamento.
Il nuova edificio non vuole essere un falso storico, quindi, si è pensato di realizzarlo in chiave contemporanea: struttura in acciaio e facciate in vetro, così che possa risultare neutro, nei confronti della parte esistente.
Distribuzione
Nella nuova soluzione distributiva, i due ingressi esistenti, che caratterizzavano la facciata in modo simmetrico e monumentale, sono diventati accessi secondari, pertinenti ai servizi dell’hotel e al personale.
L’ingresso principale è stato creato in posizione centrale sfruttando il piano a livello strada, precedentemente usato come deposito.
Dall’ingresso si accede ad una grande hall a doppio volume sulla quale si affacciano tutti i servizi dell’albergo posti nei primi due piani.
In questi due piani di hotel sono distribuiti circa 800 mq di sale congressi, un ristorante da circa 350 mq, una sala polifunzionale di circa 500 mq per potenziare il congressuale o per ospitare banchetti. A tutto ciò si aggiungono un ristorante ed una Spa che possono funzionare sia per gli ospiti dell’hotel che per clienti esterni, grazie all’accesso indipendente garantito dai due vecchi ingressi.
La parte di servizi dedicata al personale dell’hotel è completamente separata dalla zona ospiti.
I collegamenti verticali per il pubblico sfruttano le due importanti scale esistenti, alle quali si aggiungono quattro ascensori.
Camere
L’albergo ospita circa 60 camere nella parte del vecchio edificio e circa 110 nella parte nuova.
Quest’ultima è stata concepita con camere di circa 30 mq con uno standard internazionale tipo Sheraton e bagni di circa 4 mq.
Nella parte esistente, la distribuzione si è dovuta adeguare alle caratteristiche storico-architettonico dell’edificio: volte, nicchie nello spessore dei muri, posizione e forma delle finestre, coperture con travi di legno a vista, ambienti con altezze fino a cinque metri, che allo stesso tempo costituiscono anche il plusvalore delle camere dando sapori e appeal unici e particolari.

Description: The building is located near the central Svobody Square, strategically located because of its proximity to major public buildings (town hall), tourism facilities (spa and parks), and easily accessible from the main road.
The former school has features of the neoclassical architectural style typical of public buildings of that era, the symmetrical distribution and practical use of interior spaces are characterized by wide corridors and large stairs, allowing the development of any intended use, hotel, commercial, congressional, office. The preliminary phase has already been applied for with a positive response for the doubling of the volume through new construction in the courtyard.

The county of Teplitz, (129 000 inhabitants) has a long history of settlements dedicated to the service industry and in part to minor industry. The region is currently divided into 34 municipalities, of which 8 have city status.
The transformation process which began in 1991 has had a negative impact on the industrial development of the territory. Many among the existing establishments have ceased their activities. An estimated average unemployment rate in recent years of around 19.8% reveals a weakness in tourism which has improved with the revival of services dedicated to wellbeing and hospitality.

Touristic Appeal
The Touristic Appeal of the Area
One of the oldest European cities and at the same time one of the most modern is the spa city of Teplitz which is located in the valley between the 'Krušné hory' and 'Èeské støedohoøí' mountains. The thermal springs in the Teplitz valley were already well known since about two thousand years ago, as confirmed by the archaeological finds of Roman coins in Pravøídlo and even discoveries of Celtic coins and jewels at the start of our era in Obøí pramen near Duchcov.
The old tradition of thanking the healing power of water by throwing coins or other gifts into the spring (already in use at the time of the ancient Greeks and Romans) has confirmed that the springs of Teplitz are among Europe's better known and most exploited. The first historical mention of the Middle Ages speak of the appropriation of the territory of the Slavs and the foundation of the Benedictine monastery of San Giovanni Battista by decree of Queen Judith.
The sixteenth century is the period of the start of the development of balneology in the city and an important period that saw the birth of the first spa near Pravøídlo with the hot water primary spring. Illustrious visits to research the effluvial benefits of thermal waters show success in a cultural, social and economic development of the city. Teplitz goes through an economic boom and transforms from a sleepy town into a recognized and popular centre with an exceptional clientele.
Since the second half of the 18th century, the town and spa of Teplitz have been connected to a new noble family, the Clary - Aldringens, which acquired the property after the murder of Vilem of Vchynice and Albrecht von Wallenstein. It was this noble family that ordered improvements in the quality of certain developments of the spa and the entire city, making the spa famous throughout Europe and the world. It was during this period that new spas were built and parks expanded and the city had the honor of receiving outstanding guests and clients, including monarchs such as Tsar Peter I in the autumn of 1712 and renowned scientists and philosophers such as GW Leibnitz and others.
The period of Classicism from the end of the seventeenth and especially the eighteenth century was a golden era for Teplitz. The city changed its image after a fire in 1793, thanks to the popularity it now received, it was the subject of overwhelming support from the most important noble and bourgeois albeit bohemian families from neighboring states.
It is during this period that the still existing features of the spa surround were redefined with the construction of new buildings determining the distintinctive character that still characterizes it today.
European nobility chose it as an ideal destination to "gather" and "meet" outside of the main palaces of the great European capitals.

Teplitz was visited by monarchs such as Gustav IV, the King of Sweden, the Empress Marie Louise, the King of Prussia Frederick William III and King Louis, Napoleon's brother.
Other cultural icons have contributed to the development of the city.
In 1812, Goethe and Beethoven, met in Teplitz for the first time. It was here in Teplitz that Beethoven wrote his legendary immortal beloved letters.
Both brothers Humboldt, one biologist, and the other a statesman and an important cultural character, have stayed in the town for long periods.
Teplitz was also a place of international negotiations and the city has maintained its reputation as a European center. The city hosted the meeting between Emperor Francis Joseph and the Prussian King Wilhelm, the Emperor of Germany in 1860 for the signing of bilateral treaties.
The presence of world leaders and their delegations contributed immensely to the popularity of the spa, which already hosted several thousand visitors per year at the time. The influx of domestic and foreign vacationers brought considerable economic benefits.
In 1895 the city expanded to include the area of Šanov, characterized by nature and tranquility, ideal for relaxing. Compared to other spa towns Teplitz was notable for the opportunity to use therapies in establishments throughout the year on an ongoing basis.
This advantage is associated with the considerable range of treatments and therapies available and the long history that has seen it a favorite destination of important personalities of culture and politics, and made a means of rich appeal for Teplitz.
The area of Dubi a few kilometers from the city and part of the district of Teplitz sees its origins as a spa area in 1860, when the factory owner Tschinkel built the first building called "Diana's Spa." The treatments were based on both hot and cold water, with steam baths and pine needles.
The area, ideal for walking, soon saw the birth of restaurants and services for customers. A few years later a new cutting edge spa was made with Priessnitz and Hahn treatments and the Kneipp method.
Between the two World Wars, the city presents a unique social and cultural life. Numerous events, services for tourists, entertainment and easy accessibility from many major cities of central Europe make it one of the landmarks in the panorama of spa and resort destinations. The high standard of quality achieved by the spa services is further enhanced and expanded with the introduction of new and modern treatments.
Recent history has seen the city be reborn after the great political changes of the early 90s. Today we come to European and international markets knowing we have all the cultural and local tools to attract new customers and strengthen bonds with the most loyal of visitors.

Foreword
The objective of the project proposal is to transform a former school building into an intended reception-congress area, thanks to the increase in volume, given in advance, to be installed in the courtyard behind the historic building which is the object of the developement.
Philosophy
The typology of the existing building has suggested guidelines for work:
on the main façade which features elements of neoclassical architectural value, it was decided to develope it with restructuring work, which will highlight the features, limited only to the basement a 'larger work to adapt it to new functional requirements (insertion of a volume that will become the main entrance).
The new extension is to be built at the rear of the former school, where the more anonymous façade opens up devoid of any architectural or historic interest.
The new building will not be anachronous then as the plan is to build in a contemporary twist: the structure of steel and glass façades, so that it can be neutral in respect of existing elements.
Distribution
In the new distribution of solutions, the two existing entrances, which characterized the symmetrical façade and monumental entrances have become secondary, relevant to the services of the hotel and staff.
The main entrance was created in a central location using the street level floor, formerly used as a storeroom.
You enter the great double hall area which overlooks the hotel's services area in the first two floors.
In these two levels of hotel are distributed around 800 sq.m. of conference rooms, a restaurant about 350 square metres, a multipurpose hall of about 500 square metres to enhance conferences, or for hosting banquets. To this was added a restaurant and a spa that can work for both hotel guests and for external clients with access guaranteed by the two old independent entrances.
The service area dedicated to the hotel staff is completely separate from the guest area.
The vertical connecting areas to the public exploit the two major existing stairways, to which are added four lifts.
Rooms
The hotel has about 60 rooms in the old building and about 110 in the new part.
The latter was designed with rooms of approximately 30 square metres with to an international standard similar to that of the Sheraton and bathrooms of approximately 4 square metres.
The existing approach has kept to the historic building's architectural features: façades, niches in the walls, the position and shape of windows, roofs with exposed wooden beams, environments with heights of up to five metres, at the same time add to the value of the rooms, giving them a unique and special flavor and appeal.

La contea Teplice, (129 000 abitanti) ha una lunga
storia di insediamenti dedicati ai servizi al commercio
e in parte anche alla piccola industria.
La regione è attualmente divisa in 34 comuni, di cui 8 hanno lo status di una città.
Il processo di trasformazione avviato nel 1991 ha inciso negativamente sullo sviluppo industriale del territorio. Numerosi stabilimenti tra quelli esistenti hanno cessato la propria attività. Un tasso di disoccupazione medio stimato negli ultimi anni attorno al 19,8% rappresenta una debolezza del territorio che la crescita turistica ha aiutato a migliorare con la rinascita nei servizi dedicati al benessere e all’accoglienza.

La vocazione turistica della location
Una delle città più antiche tra quelle europee e nello stesso tempo una delle stazioni termali più moderne è la città di Teplice che si trova nella conca tra le montagne Krušné hory e Èeské støedohoøí. Le sorgenti termali nella valle di Teplice erano già note circa duemila anni fa, come confermano i ritrovamenti archeologici delle monete romane nel Pravøídlo e anche le scoperte di monete e gioielli celtici all’inizio della nostra era nell’Obøí pramen vicino a Duchcov.
L´antica abitudine di ringraziare la forza curativa delle acque gettando delle monete od altri regali nella sorgente (abitudine già in uso all’epoca degli antichi Greci e Romani) è la conferma che le sorgenti di Teplice appartengono tra quelle europee da più tempo conosciute ed anche tra le più sfruttate. Le menzioni storiche del primo medioevo parlano dello stanziamento sul territorio del popolo slavo e della fondazione del monastero benedettino di San Giovanni Battista grazie ad un decreto della regina Giuditta.
Il XVI secolo rappresenta il periodo di iniziazione della città allo sviluppo della balneologia ed un importante periodo che vede la nascita della prima stazione termale vicino a Pravøídlo con la fonte di acqua calda primaria. Le visite illustri alla ricerca dei benefici effluvi delle acque termali, si susseguono in un crescendo culturale, sociale ed economico della città. Teplice passa attraverso uno boom economico e la trasforma da una sonnolenta cittadina in un centro riconosciuto e rinomato con un eccezionale clientela.
A partire dalla seconda metà del 18 ° secolo, la città Teplice e terme sono collegate ad una nuova famiglia nobile, il Clary - Aldringens, che acquisì la proprietà dopo l'assassinio di Vilem di Vchynice e di Albrecht Wallenstein. E 'stata questa nobile famiglia che ha decretato il salto di qualità determinate per lo sviluppo del centro termale e l'intera città, rendendo la stazione termale nota in tutto il mondo e famosa in tutta Europa. E’ in questo periodo che vengono costruiti nuovi centri termali, ampliati i parchi e la città si pregia di eccezionali visitatori e clienti, tra cui monarchi come lo zar Pietro I nell'autunno del 1712 e rinomati scienziati e filosofi come G.W. Leibnitz e altri.
Il periodo del Classicismo a partire dalla fine del XVII e soprattutto il XVIII secolo è stato un momento d'oro per Teplice. La città ha cambiato il suo volto dopo l'incendio del 1793, grazie alla popolarità che ormai la distingueva fu oggetto del massiccio sostegno da parte delle più importanti famiglie nobile e borghesi sia boeme che degli stati limitrofi.
E’ in questo periodo che viene ridefinita l’ancora attuale linea caratteristica del centro termale con la costruzione di nuovi edifici e determinandone il carattere distintivo che ancora oggi la caratterizza .
La nobiltà mitteleuropea l’aveva eletta come meta ideale per “ritorvarsi” ed “incontrarsi” al di fuori dei grandi palazzi delle principali capitali europee.

Teplice è stata visitata da monarchi come Gustavo IV, il Re di Svezia, l'Imperatrice Maria Louise, il Re di Prussia Frederick William III e Re Luigi, fratello di Napoleone.
Altre icone culturali hanno contribuito allo sviluppo della città.
Nel 1812, Goethe e Beethoven, si sono incontrati a Teplice per la prima volta. E 'stato qui a Teplice che Beethoven scrisse le sue leggendarie lettere all’amata immortale.
Entrambi i fratelli Humboldt, l’un biologo, e l'altro uno statista e importante personaggio di culturale, hanno soggiornato in città per lunghi periodi.
Teplice è stato anche un luogo di negoziati internazionali e la città ha mantenuto la sua fama come un centro europeo. La città ha ospitato la riunione nel 1860 tra l'imperatore Francesco Giuseppe e il re prussiano Guglielmo, l'imperatore di Germania per la firma dei trattati bilaterali.
La presenza di leader mondiali e le loro delegazioni hanno contribuito immensamente alla popolarità della spa, che ospitava già all’epoca numerose migliaia di visitatori annuali. L’afflusso dei villeggianti nazionali e stranieri ha portato notevoli vantaggi economici.
Nel 1895 la città si è ampliata comprendendo anche la zona di ŠANOV, caratterizzata da un ambiente tranquillo e naturale, ideale per rilassarsi. Rispetto ad altre città termali Teplice si è contraddistinta per la possibilità di usufruire delle terapie negli stabilimenti per tutta la durata dell’anno in modo continuativo.
Questo vantaggio associato alla considerevole gamma di trattamenti e terapie disponibili e alla lunga storia che l’ha vista meta prediletta di importanti personaggi della cultura e della politica, ha reso Teplice un meta ricca di appeal.
La zona di Dubi a pochi chilometri dalla città e parte del comprensorio di Teplice vede le sue origini come zona termale nel 1860, quando il proprietario della fabbrica Tschinkel costruì il primo edificio chiamato "Diana's Spa". I trattamenti erano basati e sull’acqua calda e fredda, con bagni di vapore e aghi di abete.
L’area ideale per passeggiate, ha visto ben presto la nascita di ristoranti e servizi per i clienti. Dopo pochi anni venne realizzato un nuovo stabilimento termale all’avanguardia per quel tempo con terapie Priessnitz, Hahn e metodi di Kneipp.
Nel periodo tra le due guerre mondiali la città presenta una straordinaria vita sociale e culturale. I numerosi eventi, servizi per turisti, divertimenti e la facile raggiungibilità da molte importanti città del centro Europa la rendono uno dei punti di riferimento nel panorama delle destinazioni termali e di villeggiatura. L’elevato standard di qualità raggiunto dai servizi termali viene ulteriormente migliorato ed ampliato con l’introduzione di nuovi e moderni trattamenti.
La storia recente vede la città rinascere dopo i grandi cambimenti politici dei primi anni ’90. Oggi si presenta al mercato europeo e internazionale con la consapevolezza di avere tutti gli strumenti, culturali e terrritoriali, per attirare nuovi clienti e consolidare il rapporto di fedeltà con i visitatori più affezionati.

Teplitz is a town of 60,000 just 80 miles from Prague and 60 km from Dresden and is famous for its spas during the 1800's which were a destination for the celebrities of the era, among whom the composer Beethoven and the writer Goethe. The city today is in great uproar because it determined to recapture the glories of the past after a long dark post-war period that lasted up until a few years ago.

The county of Teplitz, (129 000 inhabitants) has a long history of settlements dedicated to the service industry and in part to minor industry. The region is currently divided into 34 municipalities, of which 8 have city status.
The transformation process which began in 1991 has had a negative impact on the industrial development of the territory. Many among the existing establishments have ceased their activities. An estimated average unemployment rate in recent years of around 19.8% reveals a weakness in tourism which has improved with the revival of services dedicated to welfare and hospitality.

The tourist's location
One of the oldest European cities and at the same time one of the most modern is the spa city of Teplitz which is located in the valley between the mountains and Krušné hory Èeské støedohoøí. The thermal springs in the Teplitz valley were already well known since about two thousand years ago, as confirmed by the archaeological finds of Roman coins in Pravøídlo and even discoveries of Celtic coins and jewels at the start of our era in Obøí pramen near Duchcov.
The old habit of thanking the healing power of water by throwing coins or other gifts into the source (already in use at the time of the ancient Greeks and Romans) has confirmed that sources of Teplitz belong among those of Europe and the longest known also among the most exploited. The first historical mention of the Middle Ages speaking of the appropriation of the territory of the Slavs and the foundation of the Benedictine monastery of San Giovanni Battista by decree of Queen Judith.
The sixteenth century is the period of the start of the development of balneology in the city and an important period that saw the birth of the first spa near Pravøídlo with hot primary source water. Visits to research showing the benefits of thermal waters effluvia, succeed in a cultural, social and economic development of the city. Teplitz goes through an economic boom and transforms from a sleepy town into a center recognized and popular with an exceptional clientele.
Since the second half of the 18th century, the town and spa of Teplitz have been connected to a new noble family, the Clary - Aldringens, which acquired the property after the murder of Vilem of Vchynice and Albrecht von Wallenstein. It 'was this noble family that ruled the leap in quality for certain development of the spa and the whole city, making the spa famous throughout Europe and the world. It was in this period that new spas and expanded parks were built and the city had the honor of outstanding guests and clients, including monarchs such as Tsar Peter I in the autumn of 1712 and renowned scientists and philosophers such as GW Leibnitz and others.
The period of Classicism from the end of the seventeenth and especially the eighteenth century was a golden era for Teplitz. The city changed its image after a fire in 1793, thanks to the popularity now that the distinction was the subject of the overwhelming support of the most important noble families and the middle class is that of Bohemian neighbors.
It is in this period that the still existing feature line of the spa was redefined with the construction of new buildings determining the distintinctive character that still characterizes it.
The European nobility chose it as an ideal destination to "gather" and "meet" outside of the main palaces of the great European capitals.

Teplitz was visited by monarchs such as Gustav IV, the King of Sweden, the Empress Marie Louise, the King of Prussia Frederick William III and King Louis, Napoleon's brother.
Other cultural icons have contributed to the development of the city.
In 1812, Goethe and Beethoven, met in Teplitz for the first time. It was here in Teplitz that Beethoven wrote his legendary immortal beloved letters.
Both brothers Humboldt, one biologist, and the other a statesman and an important cultural character, have stayed in the town for long periods.
Teplitz was also a place of international negotiations and the city has maintained its reputation as a European center. The city hosted the meeting between Emperor Francis Joseph and the Prussian King Wilhelm, the Emperor of Germany in 1860 for the signing of bilateral treaties.
The presence of world leaders and their delegations have contributed immensely to the popularity of the spa, which already hosts several thousand visitors per year at the time. The influx of domestic and foreign vacationers brought considerable economic benefits.
In 1895 the city expanded to include the area of Šanov, characterized by nature and tranquility, ideal for relaxing. Compared to other spa towns Teplitz was notable for the opportunity to use therapies in establishments throughout the year on an ongoing basis.
This advantage is associated with the considerable range of treatments and therapies available and the long history that has seen it a favorite destination of important personalities of culture and politics, and made a means of rich appeal for Teplitz.
The area of Dubi a few kilometers from the city and part of the district of Teplitz sees its roots as a spa area in 1860, when the factory owner Tschinkel built the first building called "Diana's Spa." The treatments were based on both hot and cold water, with steam baths and pine needles.
The area, ideal for walking, soon saw the birth of restaurants and services for customers. A few years later a new cutting edge spa was made with Priessnitz and Hahn treatments and the Kneipp method.
Between the two World Wars, the city presents a unique social and cultural life. Numerous events, services for tourists, entertainment and easy accessibility from many major cities of central Europe makes it one of the landmarks in the panorama of spa and resort destinations. The high standard of quality achieved by the spa services is further enhanced and expanded with the introduction of new and modern treatments.
Recent history has seen the city be reborn after the great political changes of the early 90s. Today we come to European and international markets knowing we have all the cultural and local tools to attract new customers and strengthen bonds with the most loyal of visitors.

L’edificio attualmente è in buono stato di conservazione e funzionante come uffici; infatti è stato utilizzato fino a pochi anni fa come sede di una importante banca ceca. Il progetto prevede la realizzazione di un hotel a 4 stelle di circa 100 camere, in parte utilizzando l’edificio esistente ed in parte all’interno del nuovo edificio che verrà costruito nel grande cortile interno. Nei piani interrati inoltre saranno realizzati 35 posti auto. Verso la piazza Prokopova al piano terra saranno inserite anche delle funzione commerciali legate sinergicamente all’attività alberghiera.
L’immobile ad angolo costruito nel 1871 ha una splendida facciata decorata. All’atto dell’ acquisto l’edificio era abbandonato e versava in pessime condizioni. All’ interno addirittura erano stati asportati tutti i pavimenti, tutte le ringhiere in ferro e smurati i cavi elettrici. Il progetto oltre che a riportare all’antico splendore il palazzo ne ha esaltato le caratteristiche tipologiche. I progettisti sono riusciti ad inserire tutti gli elementi tecnologici necessari in una moderna struttura alberghiera (impianto antincendio, aria condizionata con ricambio d’aria meccanico, due ascensori etc..) all’interno della struttura conservandone le caratteristiche peculiari, in particolare è stato conservato l’imponente vano scala ed i fregi dell’ ex ingresso principale, un grande lavoro è stato effettuato anche nelle cantine attraverso il restauro con le volte e pareti in mattoni a faccia vista.
L’edificio si trova nella città di Teplice: Teplice è una cittadina di 60.000 abitanti a soli 80 Km da Praga e 60 Km da Dresda famosa per le sue terme durante il 1800 e meta di personaggi famosi dell’ epoca tra i quali il musicista Beethoven e lo scrittore Goethe. La cittadina oggi è in grande fermento perché determinata a ritrovare i fasti di un tempo dopo un lungo periodo nero che dal dopo guerra è durato fino a pochi anni or sono.
L’immobile si affaccia di fronte al parco delle terme di U Kamennych lazni; è in discreto stato di conservazione; L’ obiettivo del progetto è recuperare la bella facciata ottocentesca è realizzare all’ interno un hotel / residence di 25 unità che sfrutti la sinergia con le vicine terme.
L’edificio ad angolo, con caratteristiche monumentali ed una architettura neoclassica con influenze secessioniste, rappresenta assieme al fabbricato del magistrato confinante uno degli isolati più importanti di tutta la cittadina. Situato in posizione centralissima tra le vie Kapelni e U Radnice. Si trova in ottimo stato di conservazione ed è attualmente occupato dalla sede della Ceska Sporitelna. In futuro si prevede di ottimizzare la gestione degli spazio interni e degli affitti.
Il palazzo è ubicato in un lotto aperto e ben illuminato; infatti è circondato su tre lati da ampie strade alberate e si affaccia sul parco delle terme. L’edificio è a pianta rettangolare (30 x 24 mt circa) con corte interna sulla quale si affaccia il corridoio che collega tutte le stanze. La pianta regolare “ a ballatoio” e la presenza di due vani scala la rendono particolarmente flessibile, adatta quindi a qualsiasi utilizzo. L’architettura classica, simmetrica e ben proporzionata, che contraddistingue il palazzo e gli dona un’austera eleganza. L’edificio si sviluppa su tre piani più un piano seminterrato.
Il terreno si trova nel comune di Predboj che dista circa 15 Km dal centro di Praga in direzione nord. Il terreno è leggermente ondulato e attualmente incolto. Confina con campi, boschi ed una strada con edifici e con casette ad uno o due piani. Il progetto prevede lo sviluppo di un area residenziale caratterizzata da edifici a 2 piani inseriti in circa 100 lotti di proprietà e la realizzazione di un area sportiva con campi da tennis, calcetto e una piccola club house, il tutto inserito in un contesto verde e silenzioso. A soli dieci minuti dal sito è a disposizione per lo shopping la più grande zona di intrattenimento, Shopping Center Letňany, ci sono negozi, cinema multisala, ristoranti, ipermercati, palestra, centro sportivo, e pista di pattinaggio. Nelle vicinanze del sito si trova lo stagno Předbojský.
Il palazzo è contraddistinto dalla presenza di un corpo principale di tre piani con la bella facciata simmetrica, contraddistinta da un timpano sorretto da un ordine gigante di 4 lesene che inquadrano l’ingresso principale. Dalla via Vrchlickeha si accede alla corte interna ed ai parcheggi. La vicinanza alla stazione ferroviaria (una delle maggiori della repubblica ceca ed in fase di ristrutturazione) unita all’ubicazione su un’importante arteria commerciale cittadina, danno valore aggiunto all’edificio suggerendo al contempo alcune destinazioni d’uso privilegiate; attività commerciali al piano terra che si estende sulla via Masarycova oltre al fabbricato principale con un volume ad un solo piano; direzionale ai piani superiori, considerando ottimale la concentrazione di usi specializzati, come ad esempio un poliambulatorio medico.
L’edificio in discreto stato di conservazione si trova a ridosso della piazza centrale Svobody, in posizione strategica perché vicina ai maggiori edifici pubblici (municipio), alle strutture turistiche (terme e parchi) ed è facilmente accessibile dalla viabilità principale. La ex-scuola ha le caratteristiche architettoniche di stampo neoclassico tipiche degli edifici pubblici dell’epoca; la distribuzione simmetrica e razionale degli spazi interni caratterizzati da ampi corridoi e grandi scale, permette l’insediamento di qualsiasi destinazione d’uso, alberghiera, commerciale, congressuale, direzionale. In fase preliminare è già stata richiesta con pre-parere positivo il raddoppio della volumetria attraverso una nuova costruzione nel cortile.
L’obiettivo della proposta progettuale è quello di trasformare una ex-scuola in un edificio a destinazione ricettiva-congressuale, di dimensioni adeguate ad intercettare una fascia di mercato turistica, mancante nella città di Teplice, grazie anche all’aumento di volume concesso. L’albergo sarà costituito da 167 camere, sale congressuali, sale per eventi atte ad ospitare fino a 1000 persone.

La tendenza primaria del progetto prevede la realizzazione di un residence, appartamenti ai piani superiori, negozi al piano terra, e un ristorante al piano interrato. Palazzo di grande pregio storico (tutelato dall’Unesco) situato nel centro di Praga, a circa 100 mt dalla piazza Venceslao, originario del 1300 costruito su un precedente insediamento romanico del quale si conservano alcuni elementi nel piano interrato. Il progetto di restauro prevede la realizzazione di una galleria commerciale al piano terra che collega le due strade Havelska e Mikalska (vie di grande afflusso turistico). Le grandi volte a botte in mattoni del piano interrato che durante il medioevo contenevano le merci, diventeranno uno scenario suggestivo, per qualsiasi attività si intenda insediare, il piano interrato sarà direttamente connesso con la galleria commerciale soprastante. Nei restanti piani fuori terra verranno realizzati 24 appartamenti, utilizzabili come residence o vendibili singolarmente.
Le mansarde si trovano all’interno di un edificio ottocentesco dalla ricca facciata decorata, l’eleganza degli interni tipici dell’ Italia style, unita al fascino di una copertura in legno caratteristica di Praga, ed ad una vista mozzafiato sulla piazza centrale Staromestske creano un mix di grande effetto.

The building is currently in a good state of repair and being used for offices, it was used until a few years ago as the site of a major czech bank. The project involves the construction of a 4-star hotel of 100 rooms, partly using the existing building and partly in a new building to be built in the large courtyard. There will also be space for 35 parking spaces in the basement floors. Facing Prokopova Square on the ground floor commercial functions will also be included, synergistically linked to the hotel business.
The corner property built in 1871 has a beautifully decorated façade. When purchased, the building was abandoned and in poor condition. Moreover all the interior floor tiles had been removed along with all the iron railings and electrical cables. The project to restore the building to its former glory has enhanced these typical features. The designers have managed to incorporate all the technological elements needed in a modern facility (fire alarm systems, air conditioning with mechanical ventilation, two lifts, etc. ..) within the structure while retaining its unique characteristics, in particular the impressive staircase and the friezes's former main entrance has been preserved, a lot of work was also conducted in the basement during the restoration, with the vaults and brick walls with the brick-face visible.
The building is located in the city of Teplice: Teplice is a town of 60,000 just 80 miles from Prague and 60 km from Dresden and is famous for its spas during the 1800's which were a destination for the celebrities of the era, among whom the composer Beethoven and the writer Goethe. The city today is brewing up new ideas because it decided to recapture the glories of the past after a long dark post-war period that lasted up until a few years ago.
The property overlooks the U Kamennych Lazni spa park, it is in fairly good condition, the project objective is to restore the fine nineteenth-century façade to develope a hotel interior / residences of 25 units which exploit the synergy of the nearby hot springs.
The corner building, with monumental features and a neoclassical architecture with breakaway influences, represents, along with the adjoining magistrate's building, one of the most important residential areas in the town. It is very centrally located between 'U Kapelni' and 'Radnice' street. It is in an excellent state of repair and is currently occupied by Sporitelna's czech branch. In future we plan to optimize property management of interior space and letting/ renting.
The building is located in an open and well lit lot, as it is surrounded on three sides by wide avenues and overlooks the spa park. The building is rectangular (30 x 24 mt) with an inner courtyard upon which the corridor is situated which connects all the rooms. The main floor has a "gallery" effect and the presence of two stairwells making it particularly flexible, suitable for any use. The classical architecture, symmetrical and well proportioned, distinguishes the mansion and gives it an austere elegance. The building is spread over three floors plus a semi-basement floor.
The plot is located in the town of Predboj which is about 15 km from the centre of Prague in the north. The terrain is slightly undulating and currently uncultivated. It is bordered by fields, woods and a road with buildings and houses with one or two floors. The project involves the development of a residential area characterized by 2-storey buildings included in about 100 lots of property and the construction of a sports area with tennis courts, football pitch and a small clubhouse, all contained in a green and quiet area. The site is only ten minutes away from the largest shopping leisure centre; Letňany Shopping Centre, there are shops, a multiplex cinema, restaurants, supermarkets, a gym, sports centre and icerink. The site is located near the Předbojský Pond.
The building is distinguished by the presence of a main building of three floors with beautiful symmetrical façade, distinguished by a tympanum supported by an array of 4 giant columns that frame the main entrance. From Vrchlického street one can access the inner courtyard and the car park. Its proximity to the train station (one of the biggest in the czech republic and under renovation) coupled its location to a town's major shopping street, give added value to the building suggesting certain preferred intended uses, business plans, land that stretches along the Masarycova road, the additon to the main building to the volume of a single floor; office upper floors, also the optimal concentration of specialized facilities, such as a medical practice.
The building is in fairly good condition located close to the central Svobody Square, strategically located because of its proximity to major public buildings (town hall), tourism facilities (spa and parks) and is easily accessible from the main road.
The former school has neoclassical architectural features typical to public buildings of that time, the symmetrical distribution and rational use of interior space characterized by wide corridors and broad stairs, lends itself to any intended use; hotel industry, commercial, conference rooms, offices. In the preliminary planning phase, already applied for with a promising response to doubling the volume through a new building in the courtyard. The objective of the project proposal is to transform a former school building into a reception hall area, of a size suitable to fill a niche market of tourism, missing in the city of Teplice, thanks to the increase in the volume available. The hotel will consist of 167 rooms and meeting rooms, function rooms designed to accommodate up to 1000 people.
The building is of great historical value, is currently leased and in need of radical restructuring.
The primary plan of the project involves the construction of a residence, apartments on the upper floors and shops on the ground floor and a restaurant in the basement. The building is of great historic value (protected by UNESCO) in the centre of Prague, about 100 metres from Wenceslas Square, originally built in 1300 on a pre-Roman settlement of some works which are preserved in the basement.
